The Bridges is an award winning multi-residential and mixed use redevelopment project owned and managed by The City of Calgary. Located in the inner-city community of Bridgeland-Riverside and adjacent to the Bridgeland LRT station along a regional pathway that is within walking distance of downtown, the Calgary Zoo, Bow River, and the Bridgeland LRT station.
The Bridges is designed as an urban village that respects, enhances and takes cues from the surrounding neighbourhood, while creating a distinct environment on its own. Pedestrian-friendly streetscapes such as tree-lined wider boulevards and distinctive lighting encourage residents to walk to public transit, work, stores and recreational amenities.
This 14 hectare development is located on the former site of the Calgary General Hospital. It is a three phase multi-residential and mixed use development covering 17 sites in total. In 2003, eight sites in Phase 1 were sold for development as mixed-use buildings. In 2005 four of the five sites in Phase 2 were sold for mixed-use development with the fifth site subsequently sold in 2010 as an attainable and affordable housing project. The Bridges Phase 3 lands currently being marketed consists of two multi-residential development sites of about .27 hectares (.66 acres) each, available for consolidation up to .54 hectares (1.32 acres). The sites are located east of 9A Street NE between Centre Avenue NE and McDougall Road NE.
Land use designation is Direct Control supporting multi-residential development, live work units and assisted living. One of the sites, or both sites consolidated, will be marketed with the requirement to provide twenty six (26) Affordable Housing units as part of a mixed market development. Any Affordable Housing units would be owned by The City of Calgary and operated by the Calgary Housing Company.
